What are the listing fees? No charge to list on Airbnb – they take a small fee from each booking.
Sellers original biz plan was 1/3 short term or vacation rentals, 1/3 medium term (1-3 months) and 1/3 long term (year or more) but the demand for monthly rentals was so high that she kept doing month by month almost the entire time with a few vacation rentals and special short term rentals thrown in there –a new buyer can easily do all vacations rentals if they want to run that kind of business.
 
Will the on site caretaker be willing to stay on to maintain the buildings?  He can do very basic maintenance – like putting out trash, watering plants, cutting grass, cleaning up garbage around property, locking the gates and doors, cleaning hallways, testing smoke alarms, cleaning a/c filters things like this – he is NOT a handyman. I do believe he would be willing to stay on – he pays 750/mo rent in a very nice unrenovated apartment – Seller is paying him $350 a week for his services.
 
There is currently a property manager who takes care of the reservations, cleaning and turnover of the apartments. She would be interested in staying on.
 
Water is about $440 per month
Electricity for common spaces/store /laundry $185 for both properties
